Residencial & Condominiums

Smart & Convenience Investment

Benefits

Increased Property Value and Appeal

Properties equipped with EV chargers are often more attractive to potential buyers and renters who own electric vehicles. This amenity can increase the property’s marketability and potentially boost its resale value.

Convenience at Glance

Having EV chargers on-site provides significant convenience for residents, eliminating the need for them to seek out external charging stations. This can be especially beneficial in urban areas where public charging options may be limited or frequently occupied.

Environmental Benefits

By facilitating the use of electric vehicles, condominiums with EV chargers contribute to reducing carbon emissions and pollution. This aligns with growing environmental consciousness and can enhance the community’s image as a green and sustainable living space.

Potential Revenue Stream

Condominiums can charge fees for the use of the EV chargers, creating an additional revenue stream. This can be structured as a pay-per-use fee or included in a premium on lease agreements, helping to offset the costs of installation and maintenance.

Things To Consider

When considering the installation of EV chargers in a condominium, here are key factors to think about:

1
Infrastructure Availability
Assess if existing electrical infrastructure can support EV chargers or if upgrades are needed.
2
Distance to Power Source
Consider the distance from the main power supply to the desired charger location, as longer distances may increase installation costs.
3
Charger Type & Quality
Choose the right type and quality of charger to ensure efficiency and durability.
4
Daily Management & Service
Plan for the ongoing management and maintenance of charging stations to ensure they remain in good working condition.
5
Energy Billing
Decide whether the cost of charging will be included in common area utility bills or billed individually to residents.
6
Charging Costs
Determine whether to offer charging for free or at a fee, and set appropriate rates.
7
Warranty
Ensure that the chargers come with a solid warranty to protect against potential defects or failures.
8
Legal Regulations and Compliance
Understand and adhere to local and national regulations, including obtaining any necessary permits and ensuring all installations meet safety standards.

81-2014 Law

For the first time, the Department of Consumer Affairs (DACO) is addressing the provisions of Act No. 81 of July 2, 2014, known as the “Act for the Promotion of Vehicles Powered Mostly by Electricity” (hereinafter, Act No. 81-2014). This act encourages the use of electric vehicles by prohibiting undue restrictions on the installation of charging stations on properties subject to horizontal property management.

Tips for request a EV charger in your condominium

Bring EV Charging to your apartment or condo building. Follow this advices and request it.

1. Communicate with the Residents’ Association.

2. Request the Condo association guidelines and check if there is language that includes electric cars.

• If it doesn’t exist, submit a recommendation for it to be included. Make them aware of the law.

3. Request the electrical plans for the common areas.

• Here, a specialized company like Velocicharge will help you determine if the charger can be installed directly to your outlet or if it needs to be installed from a common area power source.

4. If you already have approval from the residents’ association, contact Velocicharge to start the process of getting a quote and installation.
